A residential structure under 37m2 is generally considered a tiny home.The tiny house movement promotes financial prudence, shared community experiences and a shift in consumerism driven mindsets.


With the Global Financial Crisis (GFC) hitting the world's economy in 2008, the small house movement attracted more attention as it offered affordable, ecologically friendly housing. Overall, it represented a very small part of real estate transactions. Thus, only 1% of home buyers acquire houses of 93 m2 or less. Small houses are also used as accessory dwelling units to serve as additional on-property housing for aging relatives or returning children, as a home office, or as a guest house. Tiny houses typically cost from $40,000 AUD to $70,000 AUD. Tiny houses have received considerable media coverage including television US shows like Tiny House Hunters.

Tiny houses on wheels are often compared to Recreational Vehicles (RV's).Tiny homes are built to last as long as traditional homes, use traditional building techniques and materials, and are aesthetically similar to larger homes. They cost less than typical traditional houses due to their lack of infrastructure found in a typical house ie.) foundations, piers, fencing & landscaping.

Planning & Legal Aspects of Tiny Homes

Tiny Homes are all the Rage but come with a lot of Red Tape. Tiny homes are the new alternative lifestyle dream, so why are they a still a bureaucratic nightmare to organise?


Restrictive zoning regulations may mean that many tiny house enthusiasts decide to build their tiny house on wheels, which allow them to escape the jurisdiction of municipal planning laws.

A tiny house on wheels will no longer be regulated as a permanent structure and will rather be classified as a light truck or caravan.


The standards governing construction of a light truck or caravan are set out in the Motor Vehicle Standards Act 1989 (Cth). The Act sets up standards, known as Australian Design Rules that specify the shape, size, weight and safety requirements of construction e.g. the tiny house on wheels must not exceed 2.5 metres in overall width and its height must not exceed 4.3 metres. Further, it must be fitted with a fire extinguisher.
